Q: What Kind Of Home Best Suits My Needs?

If you are like most people you will end up having to make choices and consider trade offs. Start with your dream. What does a perfect home look like? How many bedrooms? What layout do you prefer? It often helps to visit friends’ homes and see what you do and don’t like. Once you have a list of requirements, be prepared to prioritize those requirements. The clearer your picture, the easier your process of finding a home will be.

Q: When Is The Right Time To Start Planning?

The earlier you start, the better off you will be. We have been able to save our clients thousands of dollars by making sure they have their finances properly structured before they start.

Starting early will also give you greater flexibility to properly arrange your finances and do the research into communities, schools, commutes and where you feel comfortable living. You will also have time to explore the market and be better able to recognize the value of a specific property. Getting educated is one of the best assets you will have in becoming a strong buyer, knowing what your options are and making the best choices.

Q: Who Do I Want On My Team?

While you can do the leg work yourself, you should consider working with professionals: specifically, working with a real estate consultant. In most cases, the real estate consultant’s fee will be paid by the seller. Your real estate consultant should be a resource in researching neighborhoods and helping you work through the questions we discussed earlier about types of homes. You will benefit from the consultant’s access to the latest listings. Your real estate consultant should be a skilled negotiator and you could benefit from having the consultant conduct the negotiations for you. A caution is warranted. Since real estate consultants can wear several hats, you should make sure that the professional you work with represents you. You will need an attorney to represent you once you have found a home. Even though you may not have identified a property, figure out who you want to represent you. It will make it easier when you are ready to make an offer.
